Summary:
Our very well established client is PARTNERING with us in search of and experienced Operations Manager with experience in the Real Estate / Property Management Industry for this Excellent Direct Hire Career Opportunity.
Will oversee residential real estate properties and fee management services, ensuring the superior performance of on:site personnel and the timely and effective maintenance and landscaping of all properties to ensure resident retention and property profitability goals are consistently met. In addition to handling Operations, will also Manage and Supervise other Managers and must have strong Financial Capabilities.
Areas of Responsibility:
PROPERTY MANAGEMENT
A. Oversee the performance of on:site personnel and the maintenance and landscaping of properties according to company policies and procedures.
B. Spot check the grounds, exteriors and interiors of properties on a monthly basis, and prepare a checklist and recommendations for replacements, repairs and improvements.
C. Ensure all on:site personnel consistently comply with policies and procedures.
D. Review the companys leasing procedures with on:site office personnel to ensure they are well:trained.
E. Spot check resident files and leases for accuracy and completeness.
F. Periodically audit the properties computer information to ensure correct data entry and file maintenance.
G. Review delinquent rents.
H. Periodically audit the petty cash.
I. Periodically inspect vacancies for rent readiness and quality of turnover.
J. Oversee the downtime on vacated units.
K. Periodically check outstanding work orders and the reasons for their incomplete status.
L. Monitor the effectiveness of the each projects resident retention program, and make recommendations as necessary.
M. Respond to emergency issues on the properties and ensure the appropriate protocol is adhered to and all necessary reports are filed.
N. Provide additional administrative guidance and support to on:site personnel as needed.
FEE MANAGEMENT
A. Oversee the fee management function, and assist with identifying new business and with maintaining existing business through excellent owner relation and retention strategies.
B. Oversee and approve all monthly statements returned to the property owners.
C. Monitor the Fee Management weekly report regarding properties coming available, and make recommendations as appropriate.
D. Communicate with owners regarding extraordinary expense items or any other significant issues.
FINANCIAL MANAGEMENT
A. Assist in the development of annual budgets.
B. Regularly review the operating budget with the General Manager and the Property Managers.
C. Review the monthly income and expense statements with the Property Managers, and report any problems to the General Manager.
D. Determine any necessary increases in market rent and implement rental rate increases as appropriate.
E. Monitor property occupancy rates to ensure they meet acceptable rates for the given market.
F. Monitor the closing ratios for each property to ensure they meet established goals.
MARKETING
A. Create an overall marketing plan for each property, and review and approve the individual marketing plans of each Property Manager.
B. Review the Property Managers monthly market surveys, and approve their promotional programs and outreach marketing initiatives.
C. Shop the competition regularly.
D. Oversee the design, purchase and placement of all advertisements.
E. Periodically assess models and community common areas; submit recommendations to General Manager for changes.
TEAM MANAGEMENT
A. Recruit, interview and hire all direct report positions, and oversee the recruiting and hiring of on:site personnel.
